CZM Committee to Consider New Coral Bay Development

When the St. John Coastal Zone Management Committee meets Wednesday, the members will consider a new $2.9 million commercial and residential development proposed for a Coral Bay area often referred to as the flats. The meeting begins at 6 p.m. at the Legislature building.
The project, proposed by the G. E. Marsh Legacy Development and Holding Group, also includes a food court, athletic courts and an outdoor theater.
The development is located on about five acres of land that runs from the Domino gas station inland. The land, which is flat and was historically used for cattle grazing, includes the spot where Love City Mini Mart now sits. According to the project’s application, the gas station will remain, but the mini mart will be demolished to make way for the project.
The project includes 17,000 square feet of space in four buildings with 70 parking spaces. Additionally, it has an area for presenting cultural and other civic activities, including outdoor concerts.
The area is zoned B-2 (Business Secondary); therefore, a rezoning is not necessary.
The project will proceed in stages, depending on demand, with the first phase completed in February 2011, the second in February 2012 and the third in February 2013.
Further project details were not available. Genevieve Marsh Thomas, the holding group’s president, was unavailable for comment.
Although one Upper Carolina resident, who asked not to be named, had some concerns about runoff during the building process, Rene Servant, who owns property near the project, said he welcomed the development.
"It will increase the value of my property," he said.
